The FHA publishes a list of approved appraisers for each state - JSR Appraisals is on the roster of approved appraisers for CA. This means that we are qualified and approved by the FHA to do appraisal reports for home loans insured by them. We're trained and understand the rules and procedures in FHA's guidance and policy documents.

An FHA loan is underwritten by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). The lending company takes care of all the finances; the FHA simply insures the loan by providing mortgage insurance in case the borrower does not pay off his or her loan. Low-income and moderate-income consumers benefit from an FHA-secured loan; the point of the Federal Housing Administration is to help credit-worthy buyers to meet expectations and requirements for lending organizations that they otherwise would not.

Typically, a buyer has to pay less of a down payment on an FHA-insured loan, while the rates remain standard market rates. Consumers with lesser income or less starting capital to use as a down-payment on a mortgage benefit the most from FHA loan programs.
